Seller Questions

Questions our sellers ask us.

How much is my home worth in North Jersey?

Per June 2026 GSMLS closed data, single-family medians vary sharply by town: Butler $620,500, Wayne $875,000, Union Township $609,000, Cranford $865,000, Maplewood $1,225,000, Millburn $2,537,500, Jersey City $725,000, and Hoboken condo $1,100,000. County-level medians run Morris $815K, Passaic $640K, Union $750K, Essex $961K, Hudson $650K, Bergen $946K. Your exact value depends on street, condition, updates, lot size, and current comparables. Request a free home valuation and a local CENTURY 21 Preferred agent will pull the numbers for your specific address within one business day.

How long does it take to sell a home in North Jersey right now?

Fast, if the home is priced correctly. June 2026 median days on market across our footprint ranged from 11 days (Maplewood) to 31 days (Butler), with most towns clustering between 17 and 30 days. Wayne averaged 19 days, Cranford 20, Union Township 22, Morris County overall 22, Essex County overall 23, Jersey City single-family 24, and Hoboken condos 14. Homes are almost universally selling at or above list; Maplewood at 121.9%, Essex County at 112.2%, Wayne at 110.8%, Butler at 108.3%, Cranford at 108.4%, and Morris County overall at 106.3%. If your listing sits more than 30 days without a strong offer, that is usually a pricing or presentation signal, not a market signal.

Do I need a real estate agent to sell, or should I FSBO?

You can legally sell your own home in New Jersey, but the math is rarely in your favor in a market like this one. The current North Jersey buyer pool expects professional photography, MLS distribution, syndication to 170+ portals, showing coordination, offer analysis, attorney review coordination, inspection negotiation, and closing management. Homes represented by full-service agents in June 2026 sold at 104% to 122% of list; FSBO homes historically close 6% to 13% lower than agent-listed homes even before you factor in the time cost. Beyond price, we handle the discretion piece for luxury and private-request sellers, coordinate with attorneys, and keep the transaction on track through appraisal and closing. If price alone were the only variable, FSBO would look tempting; when you add in exposure, negotiation leverage, and risk management, the value shifts.

What do you actually do for sellers?

Five things, in order. First, a comparative market analysis (CMA) using June 2026 GSMLS data to price your home correctly for your specific town and street. Second, a full marketing plan covering professional photography, video, staging consult, MLS distribution, and 170+ syndication partners. Third, offer analysis and negotiation, including multiple-offer scenarios. Fourth, closing management from attorney review through inspection, appraisal, mortgage contingency, and final walk-through. Fifth, discretion for luxury and private-request sellers who want their home marketed through private channels or the Fine Homes & Estates program instead of the open MLS.

Which office should I contact if I want to sell?

Any of the three; they all coordinate through the same team. Our Butler/Kinnelon headquarters covers Morris, Passaic, Sussex, and Bergen. Our Hoboken office covers Hudson County and the waterfront. Our Union office covers Union and Essex Counties. Call (973) 838-3600 or request a free valuation and we will route you to the agent who works your specific town every day.
