Median +11.4% YoY, 121.9% of list, just 11 days on market. The strongest sell-side ratio in our footprint; Maplewood luxury sellers averaged 21.9% over asking.

$2,537,500 median across 32 closings, 104.4% of list, 17 days on market. Price growth of +36.2% YoY; the strongest luxury print in Essex.

The working threshold is $1M and up, though the definition shifts by town. In Sussex or Passaic County, $1M is deeply luxury and represents roughly the top 10% of inventory. In Bergen County (June 2026 single-family median $946K) or Morris (median $815K), $1M is more mid-luxury and $2M is where true luxury begins. In premium submarkets like Millburn ($2.5M median), Alpine ($4.5M), Saddle River ($3.995M), and Franklin Lakes ($2.1M), the luxury bar starts higher still. Hoboken and Weehawken condos hit the luxury threshold at $1M+ for premium waterfront units. Fine Homes & Estates represents properties from $1M mid-luxury through $10M+ premium.
Which North Jersey towns have the strongest luxury markets right now?
Per June 2026 GSMLS closed data, the strongest luxury sell-side markets are Maplewood ($1.225M SF median, 121.9% of list, 11 days on market), Millburn ($2.5M SF median, 104.4% of list, 17 days on market), Hoboken condos ($1.1M median, 101.9% of list, 14 days on market), Weehawken (single-family up 136.3% YoY to $2.52M, condos up 77.2% to $1.09M), and Kinnelon including Smoke Rise. Bergen luxury (Alpine, Saddle River, Franklin Lakes) is softening at the very top with 6 to 22 months of supply; that segment has moved from seller's market to buyer's market for the first time in years.
How is selling a luxury home different from selling a standard home?
