In Bergen County (June 2026 single-family median $946K) or Morris (median $815K), $1M is more mid-luxury and $2M is where true luxury begins. In premium submarkets like Millburn ($2.5M median), Alpine ($4.5M), Saddle River ($3.995M), and Franklin Lakes ($2.1M), the luxury bar starts higher still. Bergen luxury (Alpine, Saddle River, Franklin Lakes) is softening at the very top with 6 to 22 months of supply; that segment has moved from seller's market to buyer's market for the first time in years.

How is selling a luxury home different from selling a standard home?
