How competitive is the North Jersey buyer market in 2026?

Very competitive across most single-family segments, moderating in select condo markets. June 2026 GSMLS data shows Morris County at 2.0 months of supply, Essex at 2.3, Passaic at 2.4, Bergen at 2.5, Union at 2.4, and Sussex at 2.9; anything under 4 months is a seller's market. Single-family sales are closing at 106% to 122% of list, with Maplewood the tightest (11 days on market, 121.9% of list) and Cranford at 108.4%. The clearest buyer-friendly windows are the Jersey City condo market (5.5-month supply, 99.5% of list), the Hoboken condo market (2.5 months of supply but 62% more inventory YoY), Edgewater condos (5.5 months), and pockets of Bergen luxury like Saddle River. Come with pre-approval, be prepared to bid at or slightly over list, and lean on an agent who knows the block.

Should I get pre-approved before I start looking?

Yes; in this market it is non-negotiable. A pre-approval letter (not just a pre-qualification) tells sellers your financing is verified by a lender, which materially strengthens your offer in multiple-offer situations. In June 2026, Butler sat at 1.3 months of supply, Maplewood at 1.0, Cranford at 1.1, Pequannock at 1.0, and Union Township at 1.8; those are markets where sellers routinely see 3 to 8 offers on a well-priced listing. Without pre-approval, your offer will almost certainly lose to a comparable pre-approved offer. June 2026 GSMLS list-to-sale ratios by town: Maplewood 121.9%, Essex County single-family 112.2%, Wayne 110.8%, Cranford 108.4%, Butler 108.3%, Bloomingdale 108.2%, Passaic County 107.2%, Pequannock 106.4%, Bergen County 105.5%, Wanaque 105.5%, Union Township 104.1%, Millburn 104.4%. That means on a $700K listing in Wayne or Cranford, the winning offer averaged $756K to $759K. Hudson County condos ran leaner at 99.5% to 102% of list, and Jersey City single-family averaged 100.7%. The pattern: single-family suburbs are hot, condo markets are more balanced, and the further west you go into Sussex or Passaic the closer to list you can typically buy.

Six things. Pre-approval prep and lender introductions. MLS plus off-market and coming-soon search (we hear about a lot of listings before they hit portals). Deep neighborhood expertise; which block, which builder, which flood zone, which school split. Offer strategy in over-ask markets, including escalation clauses, appraisal gap coverage, and inspection framing. Negotiation on price, credits, closing dates, and post-occupancy. Inspection and closing management from attorney review through mortgage contingency, appraisal, title, and final walk-through.
